Is there a minimum community size?
No. A twelve-home association pays the same $14.99 as a twelve-hundred-home one, and nothing is switched off at the bottom end.
We only need dues collection. Is this overkill?
Use the parts you need. Plenty of communities start with dues and documents and never touch work orders. You are not paying extra for the rest, so there is nothing to switch off.
How long does setup take for a small community?

We are not small. Is this page telling us to go away?
Not at all — this page exists because small associations are the ones most obviously overcharged by per-unit pricing, not because there is a size limit. There is no cap on homes, residents or admins, and the flat price saves a 500-home association considerably more than it saves a 50-home one. What decides fit is what you need rather than how many doors you have: if your board wants a general ledger and full financial statements in the same system, see what HOA Grove does not do.
